How many bedrooms will I need?

LHA is based on the number of bedrooms you need, not on how much your rent is.

 

The number of bedrooms you need will be based on the number of people you have living with you.

You are allowed one bedroom for:

  • every adult couple (married or unmarried)
  • any other adult aged 16 or over
  • any two children of the same sex aged under 16
  • any two children regardless of sex aged under 10 any other child

Since 1st January 2012, single people under 35 who rent in the private sector will only be entitled to Housing Benefit at the rate they would pay for shared accommodation. By single people we mean someone who is not living:

·        as a couple or

·        with dependent children.

These changes may not affect you if you:

•         rent from a housing association,

•         are aged under 22 and have been in care,

•         live in supported housing provided by a housing association, registered charity, or a voluntary organisation,

•         are entitled to the middle or higher rate care component of Disability Living Allowance and nobody gets Carer’s Allowance for looking after you

•         need an extra bedroom for a carer who provides you with the overnight care you need but who doesn’t normally live with you,

•         are aged between 25 and 34 and have spent at least three months in a:

o       homeless hostel specialising in rehabilitating and resettling within the community,

To benefit from this exemption, you need to provide evidence that you have been offered, and accepted, support services to enable you to be rehabilitated or resettled in the community.

•         Are managed under active multi-agency management under the Multi Agency Public Protection Arrangements. (also known as a MAPPA)
