Planning (Consultation)

The Commercial Regulation Team is consulted on planning applications for commercial premises and has opportunity to assess and make comment to the Planning Department regarding an application.

 

The team assesses the application by:

  • Looking at any relevant past history;
  • Considering the premises type;
  • Consider the likely pollutants;
  • Consider the sources of the pollutants.

 

Likely pollutants and their sources are:

 

Noise:

The team will assess whether noise from the proposed development has the potential to cause a disturbance to local residents.  This may be noise from plant or machinery, noise from music and entertainment, or noise relating to the hours proposed for the use of the premises.

 

Odour:

The team will assess whether odour from the proposed development has the potential to cause a nuisance to local residents.  This may be odour from a particular process carried out at a factory or from kitchen extraction (e.g. hot food takeaway).

 

Any other issues:

The team will consider any other issue that is likely to cause a disturbance to local residents.

Once the application has been assessed, the team will respond to the planning department with their comments.

Any issues related to air quality or contaminated land will be dealt with by the Community regulation team.

Pre-Application Advice

Officers from the Commercial Regulation team are able to offer advice and guidance on issues relating to Environmental Health prior to an application being submitted.

 

Please note that although any pre-application advice that has been given will be taken into account if a subsequent planning application is made, any advice given is not legally binding upon the Local Planning Authority and does not constitute a formal decision or guarantee planning permission will be granted.
