Prior Notifications

Householder Prior Notifications

From May 30th 2013 the Government changed the permitted development rights so that larger extensions could be built without the need for full planning permission. The changes now allow detached homes to extend up to 8 metres into the garden and all other homes to extend up to 6 metres into the garden. However before building the extension a prior notification is required so that the Council can notify your neighbours.

Change Of Use To Residential Prior Notifications

The Government has also relaxed the Use Classes Order to allow changes of use to residential to take place without the need for full planning permission. However, there is still a requirement to submit information to the Local Planning Authority. Please see the forms below for full details.

 

Change of use from offices (B1) to residential (C3)

Change of use from retail (A1) and financial/professional services (A2) to residential (C3)

Change of use from an agricultural building to residential (C3) 

Change of use from storage/distribution buildings (B8) to residential (C3)

Change of use from amusement arcades/centres and casinos (sui generis) to residential (C3)

(The fee for these notifications is £80, unless there are external alterations then the fee is £172)

Change Of Use to a State Funded School or Registered Nursery Prior Notifications

 

Change of use from Office (B1), Hotels (C1), Residential institutions (C2 & C2a) & Assembly/Leisure (D2) to a state funded school

Change of use from Office (B1), Hotels (C1), Residential institutions (C2 & C2a) & Assembly/Leisure (D2) to a registered nursery

Change of use from an agricultural building to a state funded school or registered nursery

(The fee for these notifications is £80)

 

Change Of Use to Commercial Prior Notifications

 

Change of use from an agricultural building to Retail (A1), Financial/Professional service (A2), Cafe/Restaurant (A3), Office (B1), Warehouse/Storage (B8), Hotel (C1) or Assembly/Leisure (D2)

Change of use from shops (A1), financial/professional (A2), betting offices, pay day loan shops and casinos to restaurant / cafe (A3)

Change of use from shops (A1), financial/professional (A2), betting offices, pay day loan shops and casinos to Assembly/Leisure (D2)

(The fee for this notification is £80)

 

Other Prior Notifications

 

Notification to install a Click and Collect facility within the curtilage of a shop

Notification of installation, alteration or replacement of other Solar Photovoltaics (PV) equipment on the roofs of non-domestic buildings, up to a capacity of 1 Megawatt

 

Temporary Changes of Use Prior Notification

Temporary use of buildings or land for the purpose of Commercial Film-Making and the associated temporary structures, works, plant or machinery required in connection with that use

 

There is also an option to temporarily change the use of a building from Retail (A1), Financial/Professional service (A2), Cafe/Restaurant (A3), Drinking Establishment (A4), Hot Food Take Away (A5), Office (B1), Non-residential Institution (D1) and Assembly/Leisure (D2) to Retail (A1), Financial/Professional service (A2), Cafe/Restaurant (A3) or Office (B1) for a period of two years. This can only be done provided the building is not listed and the floor space does not exceed 150 square metres.

If you wish to carry out this change you must notify the Council before the use is started. An e-mail with the site address, the current use of the building, the intended use for the building and the proposed start / opening date must be sent to planning@bedford.gov.uk There is no charge for this notification.

Please note that this allowance is for the use only. Any proposed works to the building including the installation of an extraction system will require seperate planning permission.
